Finsbury Square, London

Client: Confidential

Square footage: 130,000 sq. ft

We were appointed on behalf of our client as a Verification Engineer to provide commissioning management services on a 130,000 sqft CAT-B BREEAM/WELL fit-out. The project was delivered for an international satellite service provider who were relocating their UK headquarters. Consisting of 8 fully-furnished floors, high-tech equipment and a terrace with spectacular London views, this building is well-equipped to provide its inhabitants with everything they need and more, for an exceptional workplace environment.

Originally a CAT-A building, the project combines a mixture of new & existing services to be utilised to obtain a BREEAM Excellent status. The building itself consists of a ground & lower ground floor space, with open planned office & marketing spaces across levels 1-8, with a kitchen & catering space located on level 7.

Onboarded to provide CxA services, our role was to manage & oversee the MC commissioning team, to successfully deliver the project, achieving key milestone dates along the way and advising on best practices, to reduce the risk of complications.

By working directly with the client who was moving into this space, we were able to determine exactly what they wanted, and when they wanted it. Sygna met the client’s expectation by carrying out a range of responsibilities, including the following:

  • Development of commissioning QA/QC checklist templates.

  • Define testing criteria and requirements.

  • Collaborate with the MC to coordinate commissioning activities.

  • Sample witness systems based upon agreed percentage, validating design parameters.

  • Witness the functional testing of all systems, including FPT & IST testing.

  • Collaborate with MC & TSM to develop an IST testing script.

  • Authorise commissioning/testing results and record all commissioning issues via AIR.

  • Review training proposals and ensure training is completed.

  • Review of O&M manuals.

Our onsite Sygna team not only completed what was expected them, but also contributed the unique value to the project that only professional and expertise-based commissioning can bring. They thoroughly reviewed and managed test documentation to ensure timely completion and adherence to important deadlines, proactively engaged in early discussions to initiate Cx (Commissioning) reviews, participated in early engagement to ensure any RFI’s were raised and answered before testing began (along with any concerns the project team had), and helping the MC commissioning management team develop a comprehensive commissioning programme.

At Sygna, we are thrilled to deliver Client-side Commissioning (CxA) services in incredible projects such as this, as we understand how useful commissioning management can be for the direct client. From the moment you walk in the entrance, this building is the epitome of modern, with Smart aspects and Net Zero targets woven throughout - making this project a key example of the built environment we want to deliver.
