In a highly coveted spot near the iconic St Paul’s Cathedral, Sygna was onboarded onto a state-of-the-art office fit-out by the main contractor on the project. Scaling at approximately 90,000 sqft across three floors, this project has certainly set a standard for commercial interiors. With what can only be described as a sleek, spa-like comfort, underpinned by professionalism and sustainability, this office is brimming with fully functioning, purpose-built workspaces. The amenities include individual booths, collaborative conference rooms and an impressive IT infrastructure, while also accommodating each employee, with multiple kitchen spaces (catered and non-catered), ‘quiet’ studios, prayer rooms, parent rooms, and an impressive terrace overlooking the City’s business district. Aiming to achieve an “Excellent” BREEAM status and a WELL Gold Specification, this project was one that Sygna was buzzing to be a part of.

Sygna was appointed by the main contractor to provide CxM services, which included the Commissioning Management of MEP services such as LV systems, Ventilation, BMS, Lighting Control, CHW, Life Safety and BMS. Sygna also oversaw the stand-alone testing of these services and managed the integration to the base build system. Utilising our team’s expertise, our other responsibilities included:
Liaising with trades and main contractor (client) to notify of project progress and notable blockers.
Reviewing and tracking test documentation to meet key deadlines including room-ready dates.
Producing separate trackers for sectional handover to streamline the process.
Publication of a Cause-and-Effect script and Integrated System Testing script.
Overseeing testing & integration to Landlord systems.
Commissioning Management services provide invaluable support to a project, and Sygna takes pride in acting as a linchpin in project coordination, compliance, and collaboration. Sygna further contributed to the project by:
Conducting workshops with the construction team, to align on Cx programme activities and highlight pinch points, “covering every process, big or small.”
Holding MAP days with trade contractors, to review interfacing activities and highlight potential pitfalls.
Reviewing of base build commissioning documents & Validation reports to provide further guidance on inherited services.
Overseeing system integration to the Landlord.
Early completion of deliverables to the contractor & trades for review & buy-in.
Allowing Stage Four sectional testing to begin early.
We also integrated our bespoke, automated tracking and reporting tools in this project, ensuring that information was easily accessible both upstream and downstream, with instant updates on all trades at every level available. This meant that our team could spend more time on-site, applying their knowledge and supporting different areas every day.
