Located in the vibrant heart of London’s Fitzrovia, this expansive refurbishment is transforming an existing commercial office building with a two-storey rooftop extension. Across an impressive 86,000 sq ft now sits premium office space, built for performance, sustainability, and enabling productivity. With aspirations for BREEAM 'Outstanding', WELL Platinum, ambitious Carbon Targets, and a NABERS 4* rating, this project aims to reach new heights in efficiency and sustainability. 

Sygna was appointed as the Commissioning Authority (CxA) by the Client’s Project Management Consultants from November 2023 to February 2025. Our role was to ensure commissioning compliance with the design, standards and codes of practice, working closely with consultants, contractors, and specialists to maintain the highest standards of compliance and performance. 

Our team’s key responsibilities included: 

  • Providing commissioning independent technical and management support on behalf of the Client’s representatives.​

  • Overseeing all commissioning stages. 

  • Contributing to a successful project close-out and handover.​ 

  • To help navigate issues in real-time to mitigate any delays before they cause project risk.​ 

  • Verifying and documenting that the engineering services systems perform to the design documentation.

Our active participation in the project on-site commissioning meetings proved invaluable, ensuring the right level of detail was maintained throughout, and the execution of Cx responsibilities was strong by all parties. When needed, Sygna adapted to evolving requirements, increasing our site presence to assist in maintaining the required progress throughout the project.  

We were praised for our effective stakeholder communication, particularly on-site, where the team were “very accommodating and responsive”. Furthermore, Sygna’s resource allocation was strong, with a high level of senior engagement to ensure there was sufficient support. Our team remained highly responsive to site needs, adapting resources effectively, especially during the final stages when work became more intensive, while we simultaneously made sure that risk identification was equally as thorough.  

By combining deep expertise with a collaborative and proactive approach, we ensured that this project met and exceeded the client’s expectations.
