Data Centre, London

Client: Data Centre Delivery and IT Service Management Company

Size: Floor area of about 18,200 m²;
IT load of 20MW (in two phases).

Duration: 09/2023 - 03/2025

This impressive project is a 1.2-acre site, with a master-planned build for a 6-storey data centre building and an adjacent 4-storey generator building in two phases. Phase 1 consists of 4 Data Modules of 2MW IT load each, and Phase 2 consists of 6 Data Modules of 2MW IT load each.

Sygna was appointed by our client as the Commissioning Agent, meaning that our role is to support the client in reviewing activities in Cx Levels 1 to 3 while managing those in Cx Levels 4 and 5 to successfully deliver the project and to provide advice on best practice to reduce risk of complications.

Due to the complexities and challenges that can come with delivering data centres, our commissioning process is carefully revised for each project, so that our responsibilities are in line with our client’s expectations. For this project, these included:

  • Development of Commissioning (Cx) Plan.

  • Development of Cx programme on Cx Levels 4 and 5.

  • Development of test scripts for Cx Level 4 (FPT) and Level 5 (IST).

  • Reviews on BoD, technical specifications and drawings on various design work stages on commissionability and maintainability while finalising Cx criteria and requirements.

  • Reviews on Cx plan, strategy and programme submitted by GC and CxM.

  • Reviews on Cx Levels 1 to 3 method statements and test scripts submitted by GC, MEP contractors and OFCI vendors.

  • Sample witnessing in Cx Levels 1 to 3 activities for all MEP systems, validating design parameters.

  • Reviews on Cx Levels 1 to 3 Cx/test results; record all issues and observations.

  • Full witnessing in and authorising Cx Levels 4 to 5 activities for all MEP systems.

  • Composing Final Cx Report after all Cx Levels are successfully completed with all issues resolved.

Commissioning management brings more to your project than just arriving at your completion date - it ensures a smooth journey from beginning to end. Here are some ways that we added value to this project:

  • Early engagement in design work stages to initiate Cx reviews.

  • Proactive liaison with GC and CxM to develop a comprehensive Cx programme, satisfying milestone dates in Master Construction Programme.

  • Early submission of Cx Level 4 and 5 documentations for the client’s review to ensure fulfilment of Client’s expectations and requirements.

  • Thorough reviews on test documentations submitted by GC, MEP contractors and OFCI vendors to ensure compliance to specification requirements and timely completion.
