We were engaged to provide full commissioning management services on a 52,947 sqft CAT-A and CAT-B BREEAM/WELL fit-out. The project was delivered for a British multinational professional services company who were re-locating their HQ, creating London’s largest all-electric building designed for hybrid working.
The building uses air source pumps for heating and cooling, avoiding fossil fuels and advancing progress to net zero. It has one of the largest heat pumps in central London, recovering and reusing waste heat via polyvalent units. Electricity on both landlord and tenant sides will be purchased from ringfenced renewable sources and 80m2 of solar thermal panels will pre-heated domestic water.
The new office is smart-enabled to allow the end client to use it more efficiently. It’s equipped with a wide range of new furniture layouts to maximise personal and group work activities, designed to be fully accessible and inclusive; and will serve as a landmark in sustainability.
We were appointed as the contractor-side commissioning managers (CxC). As the independent commissioning manager, we worked under the main contractor providing specialist building services knowledge to assist in foreseeing, avoiding, and where necessary mitigating the impact of delays to the service completion. We delivered end-to-end witnessing and commissioning service for the installation of all related mechanical, electrical and plumbing building services from CAT-A to CAT-B.
We were especially excited by this project as it was an opportunity for us to demonstrate our passion and expertise to the end client. Our strong liaison with sub-contractors to ensure the clients requirements were attained were particularly valued by the entire professional team. We achieved this through thorough and in-depth reporting and snagging that we tracked daily using our bespoke commissioning tools and templates.
As the lockdown impacted construction, we collaborated with our client and the end client providing the means for remote witnessing and commissioning through our platform Net Zero Cx.
One of our biggest values to the project was our professional association with the design team, providing a ‘link bridge’ for technical dialogue.
