Bank Street, Canary Wharf, London
Client: French Multinational Investment Bank
Square footage: 300,000 sq. ft
This project for a French multinational investment bank and financial services cooperation involved the complete relocation of their UK headquarters from the city of London, to the UKs banking hub - Canary Wharf. We were engaged to provide client-side commissioning management services on this 300,000 sqft CAT-A to CAT-B BREEAM project.
The building achieved an ‘outstanding’ rating for its design and fitout as part of its BREEAM (Building Research Establishment Environmental Assessment Method) assessment. This means that between 30-35 per cent less energy will be used in the overall management of the new office, making it one of the most sustainable buildings in London at completion.
The fit out of this office building comprised of three interconnected trading floors via a rising staircase and several small and medium comms rooms throughout. The building’s tenant floors were supported by four UPS units and two critical chillers. In addition to the infrastructure, the building housed two very high-end client entertainment areas and a full-size kitchen and serving area which spans over two floors.
As the independent client-side commissioning manager, we worked within the end client’s professional team to provide specialist building services knowledge with a key focus on quality from design to handover. A key element of our role was to be a safe pair of hands and to give absolute assurance that all building services systems were installed and commissioned to the highest standards.
We worked to actively drive the commissioning process along, implementing our proven method to prevent issues before they became a risk to the project’s completion. We used our own dynamic reporting tools to track and record all issues and to ensure there was always a truly transparent status on the commissioning progress available to our client and the entire professional team.
