Sygna is contributing to the successful delivery of 19 levels of Category B (CATB) office space for a prestigious global law firm. This high-specification workspace, located in the City of London, spans 410,000 square feet and includes various state-of-the-art amenities designed to enhance workplace efficiency and employee well-being.

The office space incorporates multiple specialised facilities, including:

  • Staff catering amenities

  • Client suite

  • Cellular office layout for practice floors

  • Gym and wellness facilities

  • Multi-purpose and presentation suites

  • Business support areas

  • IT communications rooms

  • Interconnecting staircases

  • Outdoor terrace areas

To meet the highest standards of environmental and operational efficiency, each floor is equipped with dedicated plant space, LTHW & CHW systems, FCUs, VAVs, an LL condenser system, a critical cooling system, UPS, downflow units, a smoke extract system, and smart building systems. The project targets key sustainability and well-being certifications, aiming to achieve BREEAM Excellent, WELL Enabled, and NABERS 5-star ratings.

As Commissioning Managers (CxC), Sygna has played a pivotal role in ensuring the seamless execution of the project. Our involvement spans from the initial stages to practical completion, focusing on the coordination, validation, and documentation of critical commissioning processes.

Key Responsibilities & Contributions

  1. Base Build Witnessing

    • Attended Base Build witnessing to validate services on project-related floors.

  2. Trade Contractor Management

    • Provided daily oversight of trade contractors to maintain workflow and adherence to project milestones.

  3. Flexible Tracking & Reporting

    • Introduced a dynamic tracking tool enabling Trade Contractors, the Main Contractor, and the Client team to receive accurate and real-time feedback.

  4. Coordination through MAP Days

    • Organised and facilitated MAP (Management & Planning) days to ensure alignment among trades from the start of the project through to practical completion.

  5. Issue Navigation & Resolution

    • Proactively addressed real-time challenges to prevent delays and mitigate risks that could impact the project timeline and quality.

  6. Commissioning Oversight

    • Managed and supervised daily commissioning activities, ensuring proper documentation and compliance.

  7. Level 4 & 5 Test Script Management

    • Led the compilation, finalisation, and management of Level 4 & 5 test scripts to validate system performance before project handover.
